To Selling Your Property:
Step 1: Request Information Pack
Simply request a Hut But information pack
Step 2: Send Your Information
Please sign the Terms and Conditions which set out our charges clearly. Fill in our Hut But Property Detail Form And then return in the Freepost envelope provided along with your cheque for £205.62 (£175 plus vat)
Step 3: Valuation
Hut But will provide you with a valuation of your property based on selling prices for your area documented on the Land Registry and Rightmove data bases. Hut But will discuss these valuations with you and then you decide the asking price for your property.
Step 4: Test The Market
Hut But compile your adverts to be placed on Rightmove.co.uk, Findaproperty.com and other internet portals. We professionally erect a For Sale Board outside you property. We compile property details to be sent out to our mailing list and prospective purchasers.
Step 5: Newspaper Advertising
It is a fact that around 80% of purchasers find the property they want through the large property portals such as Rightmove which are now household names. Newspaper advertising can however be arranged for your property, We advise Hut But clients to initially just pay £175 plus vat and test the market then if you decide you would like to advertise in your local newspaper then this can be arranged. The typical expenditure on newspaper advertising is around £250 plus vat. for a four month selling period.
Step 6: H.I.P.S.
It is now law that all* U.K. properties offered for sale must obtain a H.I.P.S. report. Hut But arrange this for you through LMS one of the largest and well recognised HIPS survey companies, £299 plus vat. *Portfolio or tenanted investment property may be exempt.
Step 7: Identity Verification
All agents / solicitors / mortgage lenders must now by law carry out an identification verification check on new clients, many agents still inconvenience their clients by insisting that you, the new client must physically take your passport and other documents into their office ! Hut But are licensed to carry out the required verification electronically so if you live in mainland UK you should not be inconvenienced or charged for this legal requirement.
Step 8: Keep You Updated
Hut But will keep you updated on the response from your advertising, the current market requires that sellers must present their properties well, the most successful sellers are often those that put that bit extra into their sale, photographs, presentation, upkeep of garden etc.
Step 9: Offer Subject To Contract
Hut But will advise you of all offers received and check the financial status of all prospective purchasers.
Step 10: Conveyance Solicitor
Once a purchase has been agreed with you and the purchaser has completed any survey or valuation required by their mortgage lender, we will advise you to instruct a conveyance solicitor. Hut But have a data base of nationwide solicitors, you instruct your chosen solicitor and they see you through to exchange of contracts and the final completion of the sale.
